**LA CASA e LA CAMERA**

👉 **Ampia camera singola con parquet:** letto matrimoniale, scrivania con sedia, armadio e accesso diretto a una terrazza con vista sulle montagne in lontananza.
👉 **L'appartamento:** si trova in pieno centro città, all'ultimo piano (quindi c'è tantissima luce ed è molto silenzioso).
👉 **Bagno e cucina (nuovi):** da considerare in condivisione solo con me.
👉 C'è anche un posto sicuro all'interno per la bicicletta.

**CONTESTO e COLLEGAMENTI**

👉 **A 0 - 5 minuti a piedi:** tutto quello che serve! Fermate dell'autobus (linee 2, 3, 4, 7, 8, 9, 10, 11, A), supermercato e farmacia.
👉 **A 10 - 15 minuti a piedi:** Università, stazione dei treni e dei bus.

**CHI SONO e COINQUILINA IDEALE**

👉 Sono una donna italiana, lavoro, viaggio appena posso e parlo italiano, inglese e spagnolo. Ho già condiviso casa in passato e mi piace molto l'idea di aprire le porte a una studentessa o giovane lavoratrice per creare un ambiente piacevole, di reciproco supporto e conversazione, pur mantenendo ognuna i propri spazi e la massima indipendenza.
👉 **Chi cerco:** Solo ragazze. L'ideale sarebbe una studentessa (magari che inizia il triennio universitario e cerca una base stabile per un bel po' di tempo) o una giovane professionista. Cerco una persona ordinata, pulita, affidabile e rispettosa della casa.

❤️ **Un messaggio per i genitori:** Mandare una figlia a studiare fuori casa per la prima volta è un grande passo e so bene quante preoccupazioni ci siano. Ci tengo a rassicurarvi: questa non è una "casa per studenti" caotica, ma un ambiente tranquillo, curato e sicuro. Avendo già esperienza pluriennale nell'ospitalità (ho avuto anche un B&B), per vostra figlia sarò una presenza fidata e un punto di riferimento su cui contare in città, sempre nel rispetto della sua autonomia.

**PREZZO e CONDIZIONI**

* 💰 **Canone mensile:** € 500 al mese.
* 📦 **Tutto incluso:** la quota comprende acqua, luce, riscaldamento, connessione Wi-Fi, biancheria per il letto e anche il servizio di pulizie. Non avrai spese extra a cui pensare!
* 🗓️ **Modalità:** il pagamento della mensilità va fatto in anticipo rispetto all'inizio del mese. Per l'ingresso è richiesta anche una somma iniziale a titolo di garanzia.

**THE HOUSE and THE ROOM**

👉 **Wide single room with parquet floor:** double bed, desk with chair, wardrobe, and direct access to a terrace with a view of the mountains in the distance.
👉 **The apartment:** located on the top floor right in the city center (lots of natural light and very quiet).
👉 **Bathroom and kitchen (new):** shared only with me.
👉 Safe indoor place for your bicycle.

**LOCATION & CONNECTIONS**

👉 **0 - 5 min walk:** basically everything you need! Bus stops (lines 2, 3, 4, 7, 8, 9, 10, 11, A), supermarket, and pharmacy.
👉 **10 - 15 min walk:** University, train, and bus station.

**ABOUT ME & THE IDEAL FLATMATE**

👉 I am an Italian working woman, a travel lover, and I speak Italian, English, and Spanish. I have plenty of experience with house-sharing, and I love opening my home to a student or young professional. My goal is to create a friendly, supportive, and pleasant environment, while fully respecting each other's privacy and independence.

**PRICE & CONDITIONS**

💰 **Monthly rent:** € 500 per month.
📦 **All-inclusive:** the price covers water, electricity, heating, Wi-Fi connection, bed linen, and even a cleaning service. No extra bills or hidden costs to worry about!
🗓️ **Terms:** payment is due in advance before the start of each month. An initial sum as a guarantee is also required upon moving in.
